DHA was established in 1988 following passage of the Defence Housing Australia Act 1987 (DHA Act) to provide adequate and suitable housing for, and housing related services to, members of the Australian Defence Force (ADF) and their families. We remain committed to our purpose of providing housing, and housing related services, to ADF members and their families to support Defence’s operational needs.
DHA manages an expanding portfolio of housing solutions and provides housing for over 17,200 ADF members and their families and administers rent allowance for more than 16,000 ADF members and their families in private rental accommodation. DHA provides housing related services advising on eligibility, providing posting support, and managing bookings and allocation services for all DHA provisioned housing and on-base accommodation to approximately 60,000 ADF members.

About your team
The Service Delivery Group manages the housing portfolio for DHA, including housing allocations and administration, asset and tenancy management, heritage and upgrade projects, construction, and development activities. Within this Group, the Service Operations team is responsible for contributing to property management services, including inspections and maintenance, and housing benefits for ADF members and their families.
The Service Operations team deliver on DHA’s core services in tenancy, landlord and property management and are responsible for supporting DHA to meet its strategic outcomes.
About the role
Join our dynamic team as a Senior Property Manager, overseeing a diverse portfolio of service residences. We ensure properties meet contractual obligations and DHA standards, managing occupant and landlord interactions, maintenance, and property-related matters.
Senior Property Managers conduct inspections, identify occupant liabilities, and prepare properties for new occupants. They arrange and oversee maintenance within budget, raise work orders, monitor progress, and authorize payments. Efficiently managing DHA systems ensures properties are ready for occupancy on time, meeting key performance indicators (KPIs).
Our team handles internal and external customer enquiries, providing proactive advice and solutions. As the first point of contact for escalated matters, their expertise is invaluable. They also contribute to the development, coaching, and training of team members.
